Buying your first home is exciting, nerve-wracking, and a bit overwhelming all at once. There’s a lot to think about — budget, location, block size, future resale value — and it’s easy to feel like you’re supposed to know things nobody actually teaches you. If you’re weighing up your options right now, chances are you’ve already started browsing property for sale in Baldivis.

That’s where we come in. At Spires Private Estate Baldivis, we’ve spent years helping people find their feet in this growing pocket of Perth’s south. We understand what draws families and first-time buyers to the area — the space, the planning, the sense that a suburb is being built with actual thought behind it — and we like sharing what we’ve learned with people just starting the search.

This guide walks through the practical things worth checking before you commit — block orientation, builder options, community infrastructure and a few details people often overlook.

Finding the Right Property for Sale in Baldivis Starts With Location

Location is the thing you can’t change later, so it deserves the most attention up front. Before you fall in love with a floor plan, look at what surrounds the block: schools, shops, parks, medical facilities and how far you’ll actually be driving on an average Tuesday.

Baldivis sits close enough to Perth’s CBD for a manageable commute, while still offering the space and quiet that a lot of growing families are after. A few things worth checking on any shortlist:

Distance to primary and secondary schools, and whether zoning applies

Proximity to shopping centres and everyday amenities

Access to public transport and main roads

Nearby parks, reserves and walking or cycling paths

How established the surrounding streets already are

Comparing Houses in Baldivis: Block Size and Orientation

Not every block suits every lifestyle, and this is where a lot of first-time buyers get caught out. A bigger block isn’t automatically better — it depends on what you actually want from the property.

If you’re comparing houses in Baldivis, think about orientation first. North-facing living areas tend to make the most of natural light through winter and are easier to shade in summer, which can make a noticeable difference to comfort and energy bills year-round. Block shape matters too — an awkward or narrow block can limit your design options and add cost to the build.

Ask yourself:

Do you need a large backyard, or would a smaller, low-maintenance block suit your lifestyle better?

Is the block orientation suited to passive design and natural light?

Are there any easements, setbacks or covenants that could affect what you can build?

Houses for Sale in Baldivis: New Build or Established Home?

This is usually the first fork in the road. Established houses for sale in Baldivis give you something to walk through and assess immediately — you can see the finishes, check for wear, and move in sooner. A new build, on the other hand, lets you design a home around how you actually live, often with better energy efficiency and lower maintenance costs in the first few years.

There’s no universally right answer here. It comes down to timeline, budget and how much involvement you want in the design process. If you’re weighing this up, it’s worth speaking with a few builders early, not just at the end, so you understand what’s realistic within your budget before you get attached to a design.

Understanding Community Infrastructure and Real Estate in Baldivis

A house is only as good as the neighbourhood around it, and this is where a lot of buyers focus too narrowly on the property itself. Good real estate in Baldivis isn’t just about the block — it’s about the roads, parks, schools and community facilities being planned alongside the homes, not added as an afterthought.

Look into:

Whether the estate has a masterplan and what stage of development it’s at

Planned versus existing infrastructure, including parks and shopping precincts

Builder guidelines and design requirements within the estate

The developer’s track record on previous stages or projects

Budgeting Beyond the Purchase Price

The listed price is rarely the full picture. First home buyers often underestimate the extra costs that come with settlement, connections, landscaping and fencing, particularly with a new build on a vacant block.

Before you sign anything, factor in:

Stamp duty and any first home buyer concessions you may be eligible for

Connection fees for power, water and sewerage

Fencing, driveway and basic landscaping costs

Building and pest inspections, if buying established

Legal and conveyancing fees

Speaking with a mortgage broker early can also help you understand what you can realistically borrow before you start narrowing down your shortlist.

Why Spires Private Estate Baldivis Is Worth a Look

We’ll be upfront: this is our estate, so of course we think it’s worth a look. Here’s why. Spires Private Estate Baldivis has been planned with the everyday stuff in mind — green spaces, walkable streets, proximity to schools and shopping, and a range of block sizes to suit different budgets and stages of life. Our house and land packages are designed to give first-time buyers a clear starting point, designed to give first-time buyers a clear starting point when comparing options across the suburb.

Making the Right Call on Baldivis Property

Choosing your first home comes down to matching a property for sale in Baldivis with how you actually want to live, not just what looks good in photos. Take your time with location, block orientation, builder options and the extra costs that sit outside the listed price. A bit of research now can save a fair amount of stress later, and it puts you in a much stronger position to make a decision you’re genuinely happy with.

Sustainable living is often discussed in terms of what happens inside the home: using less energy, choosing efficient appliances, reducing waste, or making better use of water. These choices matter, but there is another part of the equation that is sometimes overlooked — where and how we live.

While featuring exclusive house and land packages in Baldivis, the Spires Private Estate constantly focus on sustainable living as a prime allure. What does it mean for modern families and property owners? In this sense, sustainable living is not simply about building a more efficient house. It is also about creating places that support comfortable, connected, and considered ways of living over the long term.

Here’s how looking at a community that redefines real estate in Baldivis, with over 700 ha of conservation and park areas that influence how easily people walk and cycle, how much green space they can access, and how they move around their neighbourhood, responds to the local climate.

Private Real Estate In Baldivis—Building Around Sustainability, Liveability And Climate-Conscious Design

Some important decisions about sustainable living are made before a home is even built.

The position of a home on its block, its orientation, insulation, glazing, shading and opportunities for natural ventilation can all influence how it performs. Australian Government guidance on passive design highlights the importance of responding to local climate conditions through orientation, shading, insulation and ventilation.

For people considering house and land packages in Baldivis, sustainability can therefore begin with looking beyond the floor plan. The block itself, its orientation and its relationship with the surrounding neighbourhood can all form part of the decision.

Good design does not necessarily mean making a home more complicated. Often, it means making better decisions at the planning stage.

Green Space Is Part of Sustainable Living

A community’s approach to green space can also shape everyday life. Trees, parks, natural areas and landscaped streets can provide places for recreation and connection, while contributing shade and helping outdoor spaces feel more comfortable. Thoughtful landscaping can also complement passive cooling strategies around homes.

Thoughtful landscaping can also complement passive cooling strategies around homes. Green space, therefore, is about more than appearance. When natural areas and open spaces are considered as part of the wider plan, they can become an important part of how residents experience their neighbourhood.

At Spires Private Estate, natural surroundings are a central part of the masterplan, which incorporates landscaped gardens, tree-lined walkways, green open spaces and parks alongside residential areas.

A More Connected Way to Live

Sustainability also has a relationship with how people travel. A neighbourhood that makes walking and cycling more practical can give residents alternatives to using a car for every short journey. Access to schools, shops, recreation, public transport and other everyday amenities can therefore form part of the wider sustainability picture.

This is closely connected to liveability. A well-planned community can consider environmental outcomes alongside convenience, accessibility and quality of life.

This broader approach is also reflected in Western Australia’s planning framework, which considers sustainable development alongside community needs, infrastructure, transport and the environment. The current Western Australian Planning Commission strategy includes sustainable communities and environments and infrastructure-enabled development among its strategic priorities.

Designing for the Australian Climate

Australia’s varied climate makes thoughtful home design particularly important. At Spires, passive design principles form part of the approach to energy-efficient home design. By responding to local climate conditions through elements such as orientation, shading, insulation and natural ventilation, passive design can help maintain indoor comfort while reducing reliance on mechanical heating and cooling — allowing residents to make better use of the natural environment around them.

Future Needs and Plans

A homebuyer may not consider energy efficiency, green space or walkability their highest priorities today. Over the lifetime of a property, however, expectations can change alongside technology, environmental awareness, energy costs and ideas about liveability.

This makes thoughtful planning worth considering as a form of future-proofing.

If, years from now, you find yourself searching online for “sell my house in Baldivis”, the qualities of the wider community may form part of the story you can tell prospective buyers. Access to green spaces, considered neighbourhood design, efficient homes and convenient connections may appeal to people looking for a home that supports the way they want to live.

This is not a guarantee of a particular resale price. Property values depend on many factors. It simply recognises that a home’s long-term appeal can extend beyond its walls and finishes.

Looking Beyond the Home

The future of sustainable living will not be determined by individual houses alone.
It will also depend on how communities are planned — where homes are positioned, how streets and open spaces connect, how people access everyday amenities and how neighbourhoods respond to their environment.

For anyone exploring real estate in Baldivis, these considerations are worth weighing alongside more familiar questions about block size, house design and location.

A home is more than the building itself. It is also the neighbourhood beyond the front door — and the quality of that neighbourhood can shape everyday life for years to come.

What’s In It For Modern Communities?

Spires Private Estate offers a practical example of how sustainability can be considered at a community level. Its masterplan describes a long-term vision for sustainable living, incorporating natural surroundings, landscaped gardens, tree-lined walkways, green open spaces and energy-efficient design, alongside proximity to schools, shopping and public transport.

The significance of this approach is that sustainability is not presented as a single feature. Instead, it becomes part of the relationship between home, street, open space, amenities and community.

That is perhaps what sustainable living in a modern Australian community should ultimately mean: creating an environment where more considered choices can become part of everyday life.

The Federal Government has said it will allow applicants for the Federal HomeBuilder grant scheme a further three months, from March 2021 to June 2021, to commence construction. This comes one month after the WA state government announced a six-month extension of the deadline for when construction can begin on new home builds, from June 2021 to December 2021, giving more people access to the $20,000 WA Building Bonus Grant.

The $25,000 government HomeBuilder grants are available for new home builds where the combined house and land value does not exceed $750,000. The grant is also available for renovations and knock-down rebuilds worth between $150,000 and $750,000, as long as the property’s existing value does not exceed $1.5 million. There are also income caps for the individual or couple applying. WA Premier Mark McGowan said it was great to see the incentives boosting activity in the industry.

“The Building Bonus in particular has created a surge of activity and the benefits are flowing through to WA workers on building sites across the state,” he said. Treasurer Ben Wyatt said “The latest figures for our Building Bonus and First Home Owner Grants and for Keystart loans demonstrate demand for building a home and buying an established home are at levels not seen in years”.

So far, the HomeBuilder extension has been well received by industry, with Master Builders Association of WA executive director John Gelavis calling the announcement great news for businesses throughout the sector. Housing Industry Association executive director Cath Hart called the move ‘a common sense decision’ while also praising Mr McGowan’s support for a further extension to HomeBuilder to align with the WA Building Bonus. “This would mean that consumers have twelve months to start under both schemes and would reduce confusion among consumers and eliminate some of the pressure,” she said. “HIA will continue making the case to the Federal Government on the need to align the start times for the schemes.”

With these new extensions in mind and land sales now 10 times greater than they were at the same time last year, what better time to find the perfect piece of land.

Did you hear the news – on the 20th October WA Premier Mark McGowan announced that the deadline for when construction can begin on new home builds, has been extended by six months to December 31, 2021, giving more people access to the $20,000 WA Building Bonus Grant.

The $20,000 Building Bonus grant is for any Western Australian to build a new house or purchase a property in a single-tier development already under construction.

The grant is not means tested and has no cap on the property value. This grant is on top of the Federal Government’s HomeBuilder Grants as well as the WA’s First Home Owner Grants and first home buyer duty concession.

The grant was originally implemented from 4th June 2020 until 31 December 2020, with construction on the building contract required to commence within the 6 month period. By extending the construction deadline date, it is expected that thousands more people will now be able to sign up to home building contracts and receive the grant.

Mr McGowan said $147 million had already been allocated to the scheme and its extension would cost an additional $65 million.

“It’s a big commitment by the State Government towards this program but it is ensuring that billions of dollars of housing constructions is undertaken, tradies are kept employed, businesses keep operating, apprentices (are) being engaged,” he said.

The Premier said many builders had closed their books and stopped taking on new clients because of the June commencement date, and the extension would allow them to take on more jobs and create a pipeline of work until 2022.

He said the State Government had also asked the Commonwealth to extend its $25,000 home building and renovation grant, introduced around the same time

Housing Industry Association (HIA WA) executive director Cath Hart said the extension was a “win for consumers, jobs and WA’s economic recovery”.

“It’s a really sensible move that will smooth out the workflow,” she said. “The benefit is really around having a much more sustainable pipeline of work. We were looking at having to get all those slabs on the ground really quickly, but what this will mean is that construction activity can extend right into 2022.”

According to the HIA, WA new homes sales increased by 211 per cent between May and June this year following the announcement of both federal and state grants.

According to the Housing Industry Association (HIA), Western Australia is leading the country in new home sales, up 91.1% in the first half of this year.

The HIA’s latest New Home Sales report found WA’s new home sales figures had increased more than anywhere else in Australia over the past three months, as well as over the past six months.

“The latest data shows a 175 per cent increase in WA’s new home sales over the three months since HomeBuilder and the Building Bonus were announced in early June,” HIA WA executive director Cath Hart said.

“WA saw an initial spike of 211 per cent in new home sales in June which moderated in July to 17 per cent, before increasing by 11.4 per cent in August.”

While the surge in new homes was welcomed by industry, Ms Hart said she was concerned consumers could miss out on their grants.

“We’re going from an historic low to an historic high, and the grants require builders to commence work on-site quickly despite challenges in terms of titled land and labour,” Ms Hart said.

“This spike of more than 175 per cent compared to the previous quarter has created challenges in securing titled land and labour given both building schemes were launched when WA was at a 20-year low in sales activity”

The industry is now calling for the Government to extend timeframes to allow for land developers to be given until 30 June 2021 to title lots, as well as giving builders six months to commence after lots are titled.

This is an important longer-term view ensuring a stable and sustainable pipeline of activity, plus the right mix of skills to deliver, as the state’s home building industry will eventually transition back to normalised averages.

Government grants are still available to help buyers get into the market, with up to $69,440 available to those that qualify. First Home Owner Grants of $10,000, the Federal Home Builder Grant of $25,000, Western Australian Building Bonus Grant of $20,000 as well as state Off-the-plan Duty Rebates.

With this kind of assistance available, why wouldn’t you consider building your dream home?

According to the Housing Industry Association (HIA) the number of loans to owner-occupiers for the purchase of residential land in WA increased 110% between July 2019 and July 2020.

These housing finance figures reveal lending across Australia for construction of a new home reaching the highest level recorded in 2 years, with finance approvals for the purchase of a block of land now 69.9% higher than in the same month last year.

HIA chief economist Tim Reardon said there had been a tangible improvement in sentiment and confidence in the housing market.

“Most significant, today ’s data shows that there has been a 30 per cent increase in the number of loans issued for the purchase of residential land for the second month in a row,” Mr Reardon said.

“This is the first indication of the impact of HomeBuilder. One of the early decision making stages of building a new home is the purchase of a suitable block of land.”

“The surge in land sales should see a recovery in the number of slabs being poured as early as the December quarter, as customers proceed through the process to design and construct a new home. This will protect employment in the residential building industry and across the economy into 2021.”

But with this surge in lending, there is a huge demand on available land to begin building before the end of the HomeBuilder grant in December 2020. The building and construction industry is calling on the federal government to extend its HomeBuilder grants program for another year to help the sector through the impact of the coronavirus.

Master Builders Australia (MBA) claims the scheme announced in June has been “the most effective government stimulus measure in a decade”.

MBA Chief Executive Denita Warn added “HomeBuilder should be extended for 12 months in the federal budget to help maintain a pipeline of work and be a lifeline for builders and tradies.”

“Our latest forecasts estimate that HomeBuilder is likely to boost new home building commencements by almost 10,000 during 2020-21” she said.

With this in mind, if you are ready to create the home of your dreams, there is no time to waste.

Recent world news, COVID and other world events, can leave us feeling glum, but the good news is that the Perth market is holding strong and providing fantastic opportunities for new home buyers.

Urban Development Institute of Australia WA (UDIA WA) conducts extensive surveys of the major land developers in Perth to create land market data. Their recent surveys found Perth achieved 3,322 new lot sales during the June 2020 quarter, the highest quarterly land sales on record since the institute started recording in the 1990’s.

UDIA WA chief executive Tanya Steinbeck said that “while demand has surged, average prices for new land have remained relatively steady at $226,400. Comparative to other capital cities in Australia, Perth remains an affordable and stable option for those looking to enter the market.”

UDIA WA’s survey found there were approximately 7,500 new lots either on the market or under construction, which is good news for buyers, given there has been an influx on demand for properties.

“The good news is there is still a decent level of supply either on the market or under construction to meet continued demand.” Ms Steinbeck said.

Now is the time to buy, with Government grants available to help buyers get into the market, with up to $69,440 available to those that qualify. First Home Owner Grants of $10,000, the Federal Home Builder Grant of $25,000, Western Australian Building Bonus Grant of $20,000 as well as state Off-the-plan Duty Rebates.

With this kind of assistance available, why wouldn’t you consider building your dream home?

I’ve been hearing about this $20,000 Building Bonus Grant on offer until December 2020, and decided to find out the facts, because if you’re anything like me, $20K sounds like a great deal! Back in early June, Premier Mark McGowan, announced that in an effort to support and maintain our building and construction industry throughout the economic challenges of the COVID-19 pandemic, the WA Government would be introducing “$20,000 Building Bonus grants for any Western Australia to build a new house or purchase a property in a single-tier development already under construction”. “The grants will not be means tested and have no cap on the property value. This grant is on top of the Federal Government’s HomeBuilder Grants as well as the WA’s First Home Owner Grants and first home buyer duty concession.” What does this mean, well if you are a person who qualifies for all four grants, you could access up to $69,440 in Government assistance to help you build your dream first home! These grants are being implemented for contracts signed between 4 June 2020 and 31 December 2020. The hope is that by doing this, the Government will help get as many new projects off the ground and will help keep as many WA jobs intact as possible. Construction on the building contract must start within the 6 months, which is different from the Federal Government HomeBuilder Grant which requires construction to start within 3 months. You can even access this grant when you sign a building contract on a property you already own. The grants and rebate schemes are available for owner-occupiers and investors, Australian-citizens and foreign persons, and natural persons, corporations and trustees. You do not need to be living in WA to access the grant.

When can you apply for this grant?

For a new home on vacant land (new detached dwelling) – apply when construction has started (foundations complete). For new single-tiered dwellings such as villas and townhouses – apply when you are the owner of the property (registered on the certificate of title).

What properties are eligible for the grant?

New detached homes constructed under a building contract

New relocatable homes

New homes constructed by an owner-builder

New single-tiered homes on strata plans such as villas and townhouses. For more information about these types of properties, see section 3(1) of the Strata Titles Act 1985

New single-tiered homes on other land survey types.

What properties DON’T qualify for the grant?

Properties in multi-tiered developments such as an apartment tower. These properties may qualify for an off-the-plan duty rebate.

Mixed use and commercial property

Short stay accommodation

New constructions where there is already a home on the land, for example, adding a granny flat to the backyard of the person’s home

Refurbished property and developments, including where the original property is extended or renovated. Substantial renovations may qualify for the Commonwealth Government’s HomeBuilder scheme.

A building contract or contract for the purchase of property that the Commissioner is satisfied was cancelled to allow a new contract to be made for the purpose of qualifying for the grant

Completed dwellings (existing stock) held by the developer or another person

Now you’re armed with all the facts, why not get in touch with us to find out how we can help you take the next step towards owning your own home.

House price rise is on the cards says WA Premier Mark McGowan, as economy and confidence keeps improving.

Mr McGowan tipped a turnaround in the long-declining property market and a jolt to stagnant wages would follow hot on the heels of renewed business investment.

“It is actually a good time to buy (a house),” he said. I would encourage people. Prices are low, yet economic activity is picking up and so that will inevitably be followed by (demand for) housing.

Exactly one year after The Sunday Times heralded early signs of life for WA’s stagnant economy, the results are in — and they are conclusive.

Data released on Friday showed the State’s domestic economy expanded 1.1 per cent in 2017-18, a remarkable turnaround after plummeting 7.1 per cent in 2016-17 and four consecutive years of decline.

Nearly every month this year has brought news of renewed activity in the mining sector.

Rio Tinto, Fortescue Metals Group and BHP have all announced new workforce-hungry iron ore projects and the State now boasts seven lithium mines, with a second $1 billion lithium processing plant on the way near Bunbury.

Mr McGowan said he had not felt more confident about WA’s economic prospects since sweeping to power early last year.

The post Buy a Home Now, PREMIER Mark McGowan Tells West Australians first appeared on House & Land Packages Baldivis.
